With these services, NETCO's MidPoint service team is able to facilitate and support your client’s loan from order to policy.
Title Only
- We delivers the title commitment, tax certification and preliminary HUD
- Client will deal directly with their Lender/Broker
- Client will clear all title requirements (payoffs, judgment, liens, etc.)
- Client will secure Insured Closing Protection Lender
- Client will receive closing instructions, develop HUD, handle closing, quality control, post-close
- Client will provide us copies of signed documents for review
- We will forward final invoice to client and give funding approval
- Client will disburse the loan
- Client will send us all title fees and recording information
- We will deliver policy
Sub-Escrow
- We delivers the Title Commitment, Tax Certification and Preliminary HUD
- Client will deal directly with their Lender/Broker
- Client will clear all title requirements (payoffs, judgment, liens, etc.)
- Client will receive closing instructions, develop HUD, handle closing, quality control, post-close
- Lender will forward funds to us
- Client will forward all required loan specific doc’s (closing instructions, signed HUD, etc.)
- With Lender Funding Approval, will Disburse loan
- We will forward Client their Specific Settlement Fees and a copy of the Disbursement Ledger
- Client will send recording information to us
- We will deliver Policy
Full Escrow
(AK, AZ, CA, CT, DE, GA, HI, ID, LA, NC, ND, NM, OK, OR, RI, SD, SC, TX, UT, VA, VT, WA, WV, WY)
- We will deliver the Title Commitment, Tax Certification and Preliminary HUD
- Client will deal directly with their Lender/Broker
- Client will clear all title requirements (Payoffs, Judgment, Liens, etc.)
- Client will develop an Invoice and forward with closing instructions to us
- We will receive closing Instructions, develop HUD, and handle closing
- After the signing closing doc’s will be forwarded to us for quality control and disbursement
- With Lender Funding Approval, will Disburse loan
- We will forward Client their Specific Settlement Fees and a copy of the Disbursement Ledger
- If client does perform settlement – client will pay all notary fees
